Appraisals are generally needed when a property is being sold, mortgaged, taxed, insured, or developed. Appraisals are estimates of value based on data as analyzed by the appraiser. Such data may include public ownership and zoning records, demographic information, comparable sales, replacement costs, and rentals. Extensive data is analyzed to form an opinion of value, and most commonly communicated in a Narrative report. Condensed reporting formats can also be used for cost and time savings. These formats can include Restricted reports, Forms, and Evaluations.
Quality is more important than cost when choosing a commercial appraiser. Driggers Commercial Group’s appraisal staff are members of the Appraisal Institute, the premier professional organization for the appraisal industry. Association with this organization requires strict adherence to the Code of Ethics and the Uniform Standards of Professional Appraisal Practice (USPAP). It also requires significant continuing education, on an annual basis.
